New estates and where your boundary actually is
Larbert and Stenhousemuir have grown a great deal in the last two decades, and a large share of the gate enquiries here come from houses on estates built in that period. Two things about newer estates change the job, and neither is obvious from the driveway.
The first is where the boundary is. On many newer layouts the plot ends closer to the adopted footway than the fence line suggests, and a gate hung to open outward can swing over ground that is not yours. It is easy to avoid — hang it inward, or set the posts back, or slide it — and awkward to fix once the posts are in.
The second is what you are allowed to put up. Newer developments frequently carry title conditions or a factoring arrangement covering front boundaries, and some of them are specific about height and about open-plan frontages. Nobody enjoys reading a title deed, but it is a five-minute check that occasionally saves an entire gate.
